Container homes have grown in popularity as a sustainable and affordable alternative to traditional housing. Built from recycled shipping containers, their structure allows for versatile designs, shorter construction times and more accessible prices.

However, costs can vary considerably depending on factors such as size, layout and materials. In this article, we explore typical prices, some of the models available and their key features, helping you decide whether this option is right for you.

Container home characteristics

These are the main characteristics that define this type of prefabricated home:

  • They are among the most environmentally friendly options on the market, as they can reuse shipping containers and reduce emissions associated with the construction process. However, they can also be built using new containers.
  • They are typically delivered from the factory with an energy efficiency rating of B.
  • They can be energy self-sufficient, depending on the systems and equipment the owner chooses to install.
  • They offer the advantage of being relocatable and have a relatively low environmental impact.
  • They are built using extremely strong and durable metal structures, designed to withstand thousands of kilometres of sea travel, harsh weather conditions and heavy loads.
  • Their relocatable nature helps to generate a smaller environmental footprint compared with traditional housing.
  • Depending on the project, they may require foundations; otherwise, they can be mobile.

How long does it take to build a house with shipping containers?

These properties are built in modules and can therefore be expanded once completed, provided the plot allows for it.

The average construction time varies considerably, but typically ranges from three to six months, depending on the company, the finishes, the characteristics of the plot and the complexity of the project.

For example, Custom Home has stated that the construction time for a 62 m² home was just one month. By contrast, Mojuru explained that the process can take up to six months from the moment planning permission is obtained.

Permits required for container homes

The permits required for a container home depend on whether or not it is anchored to the ground. Under the law, mobile homes are considered movable property and are therefore regulated by Article 335 of the Civil Code and the UNE-EN 1647 standard.

As a result of this classification, they benefit from certain legal advantages and require less bureaucracy and fewer technical requirements. In short, a prefabricated mobile home does not require a building permit, unless some form of foundation is needed.

By contrast, if it is anchored to the ground, it is classified as real estate and is therefore subject to the same legislation as traditional buildings. In this case, it is regulated by the Building Regulation Act (LOE) and the Technical Building Code (CTE).

How much does a shipping container home cost?

The price of any home, whether prefabricated or traditional, depends on many factors, including the plot, design, materials, finishes, fittings and energy efficiency.

It is worth noting that container homes are generally cheaper than most prefabricated houses, as they make use of an existing structure.

To calculate the cost of a prefabricated home made from shipping containers, several additional factors must be considered, such as whether the container is new or used and the associated transportation costs. According to Casas Contenedores, the average price ranges between €600 and €800 per square metre.
