The expansion of Spain’s prime residential market is ushering in a new strategic phase for Caledonian. The developer and construction group closed 2025 with turnover exceeding €90 million – three times the previous year’s figure – and a development portfolio valued at more than €500 million. Beyond the numbers, however, the year marks a clear turning point in its business model.

Having consolidated its position in the premium residential segment, Caledonian is now preparing to diversify its activity for the first time, with three strategic moves: entering the hotel sector, launching its first office project and assessing residential developments outside Spain.

“This growth confirms the strength of our model and the robustness of demand in the most exclusive segment of the market, allowing us to move into a new phase with both ambition and prudence,” says Enrique López Sastre, the company’s Sales and Marketing Director.

Caledonian enters the hotel business

The main milestone of this new phase will arrive in 2026 with RAWLAND, a project in Sierra Cortina, between Villajoyosa and Benidorm, marking Caledonian’s first entry into the hotel sector. The development will combine branded residences and a hotel within a large-scale concept that combines hospitality and lifestyle under the “Barefoot Luxury” concept.

Featuring signature architecture by Marcio Kogan, extensive green and sports areas, and a carefully curated range of wellness-focused spaces, RAWLAND represents a step change for the company, which until now has focused exclusively on high-end residential developments.

First offices and new corporate headquarters

In parallel, Caledonian will begin construction in 2026 on its new headquarters in Madrid, a project that also includes the letting of two office floors, each exceeding 700 sq m. This marks the company’s first move into the office sector, aligned with the strengthening of its corporate structure and the diversification of its asset base.

The initiative underscores Caledonian’s evolution towards a more diversified, cross-sector profile, while maintaining its prime positioning and its end-to-end control of the real estate development process.

Solid foundation: prime residential and branded residences

This new phase builds on a solid, proven foundation. In Madrid, Caledonian Javier Ferrero achieved sell-out success in September 2025 and became the capital’s first fully residential development to secure LEED Platinum pre-certification, setting a new benchmark for urban integration and quality of life in Ciudad Jardín.

On the Costa del Sol, The St Regis Residences, Casares – St Regis’ first exclusively residential project in Spain – has surpassed 40% of units sold since its launch in April 2025. The strong uptake has paved the way for a second phase and confirms the appeal of branded residences as both a residential and investment proposition.

Alongside asset diversification, Caledonian is also assessing potential residential projects outside Spain, marking its first international expansion. While no initiatives have yet been confirmed, the move forms part of the company’s medium-term strategy.

“2026 represents a turning point for Caledonian: we are reinforcing our structure, diversifying our business without losing our focus on excellence, and expanding both our activity and geographic reach,” concludes López Sastre.
