
Co-ownership has grown in the winter real estate market. Vivla has six premium homes in the most exclusive residential areas near the resort Baqueira Beret. All homes are in prime locations, close to the slopes, and adapted to skiing or mountain sports. They range from €75,000 to €175,000 per share.
The forecast for this season is to reach ten properties in Baqueira, which means marketing 80 premium home shares. Vivla Spain's main home co-ownership company, looks after everything from property management to maintenance, ensuring that each co-owner's experience is simple and excellent.
Co-ownership lets you purchase a quarter or half a home and enjoy it for six weeks per share purchased. This novel purchase and investment category is growing exponentially in the second home market, especially for coastal destinations. In turn, the approach is perfect for the ski market, where it was successfully launched last season, due to the significant revaluation of this property type, their limited use, and the need for them to be well located and practical.
Co-owners have guaranteed usage time throughout the year. Of the 42 days for each share, 17 are during the snow season. A new feature of the ski campaign is that Vivla allows co-owners to enjoy all the time associated with a share. So, if they don't spend their full six weeks in a house in Baqueira, they can recover them in other Vivla destinations.

The first Vivla co-owners started enjoying their homes in the La Pleta complex in Baqueira Beret last year. The two luxury homes – Nheu and Villa Fir – are at the foot of the slopes, with shares ranging between €115,000 and €155,000. Currently, Vivla expanded its offer with Baqueira 1500 and Ruda, located in complexes of the same name. The project foresees the immediate purchase of two more premium residences. Vivla's plans are, in addition to the six homes currently on offer, to finish the season with a portfolio of 10 residences, meaning that it will have marketed 80 shares at this destination.

Vivla homes have reached a return of 9.67% in just 12 months. The average house price in the Aran Valley is €702,735, which climbs to €1,115,634 in the area near the Baqueira ski resort, according to data from Lantana, the real estate agency with the best portfolio of unique houses in this area and with which Vivla has partnered to develop its operations.
In high season, the average rental price on New Year's Eve or during Easter can reach €7,000 per week. Seasonal rent for this property type ranges between €14,000 and €18,000 per month.

Vivla's clients who have enjoyed the Baqueira properties since last year are business professionals who are winter sports enthusiasts and are mainly from Madrid and Barcelona. Their interest in the homes has moved to the summer season, which is a novelty in this type of holiday home and opens up new possibilities. Moreover, they have a keen interest in real estate investment.
During the ski season, between December and April, Baqueira's population increases eightfold, of which 70% is Spanish, 20% French, 5% British, and another 5% of different nationalities. Interest in buying a home continues to grow, coinciding with increased restrictions on new construction and the lack of available land. Last winter season, its 636 tourist homes and 4,000 hotel rooms reached 80% occupancy, rising to 100% during the long weekend of the 8th December, half term, Christmas, and Easter.
Rapid growth in winter market co-ownership is keeping pace with the increase in coastal holiday homes. Vivla closed 2023 with 12 properties in Spain's top holiday destinations, including Ibiza, Formentera, Menorca, Denia, Cadiz, Sotogrande and Baqueira Beret. Operations are already underway to expand the network to more than 25 properties in 2024.
A premium experience
To enhance this experience, Vivla has created its own interior design division: Vivla Studio. Vivla interiors are in tune with their surroundings, both in terms of architecture and the use of colour and local natural materials. Besides the interiors, Vivla Studio also takes care of co-owners' personal items, such as household goods or linen, which are collected and exchanged at co-owner changeovers. María Rivero Alonso heads Vivla Studio, and her goal is to ensure that all Vivla homes are unique and uphold the company's premium quality standards.

María is at the helm of the interior and architectural design of the two new homes launched at the beginning of this season, Baqueira 1500 and Ruda, which join Nheu and Villar Fir. Vivla has succeeded in offering almost all home types, from two to five bedrooms.
