The Costa del Sol continues to reshape its residential map. What was, just a few years ago, a relatively discreet area north of Selwo Park in Estepona is rapidly becoming one of the coast's newest residential hotspots, and major developers are taking notice. Neinor Homes has launched Australy Thera, the third and final development within its Australy complex, with 42 homes in its second phase and views of the sea, Gibraltar and the mountains among its main attractions.

This is no small development. With Thera, Neinor completes a project comprising nearly 200 homes in an area the sector already refers to as the "golden triangle" formed by Estepona, Marbella and Benahavís, a region increasingly competing with some of the coast's more established locations. Sales of the first phase have already reached 50%, a sign that both domestic and, particularly, international buyers are responding positively.
Australy is located just minutes from the beach and benefits from excellent transport connections, including direct access via the A-7 motorway to iconic destinations such as Puerto Banús and Sotogrande.
Third project
Australy Thera represents the third project in the area. The residential complex will also include an exclusive Social Clubhouse with a spa, an outdoor swimming pool, a gym, a gastrobar, and a coworking space for residents. Australy consists of three phases: Libella, already completed; Aures, nearing completion; and now Thera. In total, Neinor Homes will develop around 200 homes in this emerging neighbourhood of Estepona.
The development will feature 67 spacious homes in total, 25 in the first phase and 42 in the second, offering two, three and four bedrooms, including three-bedroom duplexes as a special option. Each home will include a garage space, storage room and access to landscaped gardens. The generous living spaces, starting at 113 m², are reflected in features such as the open-plan living, kitchen and dining area, which opens onto a large terrace with sea and mountain views, as well as the principal bedroom with an en-suite bathroom and spacious walk-in wardrobe.
"The homes have generous layouts and efficient distribution, allowing for a clear separation between day and night areas, as well as natural cross-ventilation. Another advantage of the project is its excellent location, as the entire Australy development, and Thera in particular, is situated in a prime area of Estepona undergoing a remarkable transformation. It is an ideal location for those seeking quality of life without sacrificing proximity to the sea," the developer said in a press release.
Primary and secondary residences and investment
The marketing of Australy Thera, as well as Libella and Aures, is progressing very positively, according to Neinor, attracting Spanish and especially international clientele seeking new-build properties and, above all, a second home in a prime location such as Estepona. Sales of the first phase of the project have already reached 50%.
