The year 2026 is characterised by more moderate house price growth, limited supply and a slowdown in sales activity. Even so, experts believe it remains a good year to buy a home in Catalonia, whether as a primary residence or a holiday property. They also explain why the market is currently less attractive for renters and identify the areas offering the strongest opportunities for buyers.

According to Tecnitasa, Madrid and Barcelona continue to be attractive markets in 2026, particularly in areas with growth potential, although they require a higher level of investment. Medium-sized cities such as Málaga, Valencia and Seville are also gaining prominence thanks to their balance of affordability, quality of life and growth prospects.

Cities and neighbourhoods with a track record of sustained value appreciation are particularly appealing for medium-term investment. Meanwhile, well-connected municipalities offering a high quality of life often provide more accessible housing options.

Is 2026 a good year to buy a home in Catalonia in 2026?

Eduardo Molet, a real estate consultant, argues that 2026 is a good time to buy for personal use, but not for those expecting a widespread fall in property prices.

"Prices are still rising, albeit at a slower pace than before, but the housing shortage, particularly in Madrid, Barcelona, coastal areas and the islands, makes a short-term correction unlikely," he explains.

The consultant also notes that an average mortgage rate of 2.84% remains reasonable from a financing perspective. His advice is straightforward: “Buy now if you find a property that suits your needs and offers good value. Don't buy simply because you fear it will be impossible tomorrow.”

Josep Maria Cases, Culmia's regional director for Catalonia, Levante and the Balearic Islands, believes the decision ultimately depends on each buyer's personal and financial circumstances.

"From a market perspective, demand remains strong, while housing supply is still insufficient to meet the needs of newly formed households."

According to Cases, this trend is particularly evident in Catalonia due to Barcelona's continued appeal, the attractiveness of coastal areas, demographic growth, international demand and positive employment trends.

He acknowledges that "although mortgage conditions are less favourable than during periods of lower interest rates, they still allow the market to function normally." According to Culmia, house prices are expected to continue rising throughout 2026, with increases of between 4% and 7%.

The key areas to buy a home in Catalonia in 2026

According to Culmia, the Vallès Occidental region offers an attractive combination of proximity to Barcelona, economic activity and residential opportunities. Municipalities such as Sant Cugat, Cerdanyola, Rubí and Terrassa stand out thanks to strong demand and excellent transport connections.

"Within this area, Parc de l'Alba deserves special mention due to its growing scientific, technological and residential development," says Cases.

Molet also highlights Barcelona and its metropolitan area, including Barcelona itself, Sant Cugat, Badalona, L'Hospitalet de Llobregat, Sabadell and Terrassa. “These areas benefit from strong demand and good long-term resale potential, although prices remain high,” he notes.

The southern Maresme area, with municipalities such as Premià de Mar, Vilassar de Mar, El Masnou and Montgat, continues to attract buyers due to its proximity to Barcelona and limited housing supply. According to Culmia, Girona and its surrounding area also offer an appealing mix of quality of life, economic diversification and strong transport links.

Further south, Tarragona, Cambrils and Salou combine demand for permanent residences, second homes and tourism-related property.

When it comes to investment opportunities, the Culmia executive points to Lleida, Tarragona and Reus as cities where purchase prices can still compare favourably with rental demand.

“Terrassa, Sabadell and L'Hospitalet also have dynamic rental markets. Ultimately, profitability will depend on the purchase price, the characteristics of the property and the associated costs.”

Where can buyers find the most competitive prices?

Among the more affordable options within the Barcelona metropolitan area, Josep Maria Cases highlights Terrassa, Sabadell, Rubí, Martorell, Vilafranca del Penedès and Granollers.

“These municipalities combine good transport links to Barcelona, solid residential demand and a broader range of housing options.”

For buyers willing to accept a higher level of risk in exchange for lower prices and potentially higher returns, Eduardo Molet identifies Lleida, Tortosa, Amposta and Valls, along with several inland towns in the provinces of Tarragona and Lleida.
