Forty-nine of Spain’s 50 provinces have at least one home listed on idealista for over €1 million, though the distribution is highly uneven. Málaga, the Balearic Islands, Madrid, Alicante, Barcelona and Girona alone account for 84% of all such properties. In many provinces, with fewer than 22 listings, their share is so small that it rounds down to 0.0%.

As of 1 August 2025, Spain has 43,707 luxury homes on the market priced above €1 million. The Balearic Islands lead in concentration, accounting for 23% of the national total, followed by Málaga with 20%, Madrid with 14%, Alicante and Barcelona with 11% each, and Girona with 6%.

Santa Cruz de Tenerife ranks seventh with 3%, followed by Cádiz and Valencia at 2% each. The list of provinces with the most luxury homes is completed by Granada (1%), Las Palmas (0.9%), and Pontevedra, Guipúzcoa and Vizcaya, each with 0.6%.

In contrast, the province of Zamora has no homes for sale above this price. Palencia and Soria each have just two, while Cuenca has three. Salamanca follows with seven, and Badajoz, Burgos, and León each have 11. In all of these provinces, their share of the Spanish total is insignificant.

Ultra-luxury homes

Within the luxury market, an even more exclusive segment exists: ultra-luxury homes, priced above €3 million. As of early August, 8,725 properties fall into this category, with the majority concentrated in the Balearic Islands (3,005 listings; 34% of the total) and Málaga (2,721; 31%). They are followed by Madrid (1,021; 12%), Barcelona (535; 6%), Alicante (447; 5%), Girona (293; 3%) and Santa Cruz de Tenerife (245; 3%). In nine provinces, there are no homes listed above €3 million.
