Foreign buyers purchased almost 100,000 homes in Spain in 2025, the highest annual figure ever recorded in absolute terms. Search behaviour adds another layer of insight.
The following findings are based on visits to idealista from abroad searching for apartments with five or more bedrooms in Spain.
- Within that dataset, just 30 municipalities account for more than 25% of total foreign searches for 5+ bedroom apartments.
A clear pattern also emerges in British buying property in Spain. UK-based searches form one of the most significant groups within this international segment, particularly in specific coastal and prime urban markets.
Costa del Sol: golf estates, sea views and year-round access
When people talk about the best places in Spain for UK buyers of luxury homes, the Costa del Sol nearly always leads the conversation.
The key municipalities for UK searches (5+ bedrooms) are Marbella – 2.4%, Mijas – 1.6%, Estepona – 1.2% and Sotogrande – 1.2%. Only Madrid attracts a higher share of UK searches for large flats than Marbella, which says a lot about how embedded the town is in the British imagination.
Why does the Costa del Sol fit UK luxury preferences?
- Direct flight access
- Golf and gated communities
- International schools
- Established British networks
Sotogrande, in particular, attracts buyers who want space and discretion. Marbella leans more high-profile and socially visible. Mijas and Estepona often appeal to those who want similar sunshine and golf access at slightly lower price points.
Costa Blanca: space, value and the Marbella vs Jávea debate
The Costa Blanca shows up repeatedly in UK search data, and is one of the most popular coastal destinations for foreigners overall. It doesn’t always carry the same brand weight as Marbella, but demand is consistent. Leading Costa Blanca locations for UK searches are Jávea, Denia and Orihuela.
Why do British buyers look here?
- More house for the money
- Alicante airport connectivity
- Longstanding expat communities
Marbella vs Jávea for British buyers
This comparison comes up constantly.
Factor | Marbella | Jávea |
|---|---|---|
Global profile | Strong international brand with long-standing appeal among high-net-worth buyers | Lower-key international profile, steady British demand but less global visibility |
Luxury market depth | Deeper ultra-prime segment with a high concentration of €1m+ sales | Smaller top-end segment with fewer trophy transactions |
Property style | Large contemporary villas, gated estates, high-spec new builds | Spacious Mediterranean-style villas, more traditional architecture |
Lifestyle tone | Social, polished and image-conscious | Relaxed, residential and family-oriented |
Nightlife | Well-developed restaurant and club scene | Limited nightlife, more low-key evening culture |
Price ceiling | Higher upper-end pricing in prime areas | Slightly softer ceiling at the top end |
Madrid and Barcelona: big-city prestige and large luxury flats
The coastal pattern is strong, but it’s not the whole story. In fact, Madrid records the highest share of UK-based searches for 5+ bedroom apartments. That signals a different type of British buying property in Spain's luxury market.
Why does Madrid top UK searches for large apartments?
Madrid’s prime districts, such as Salamanca, Chamberí and parts of Chamartín, are dominated by substantial apartments rather than villas. For buyers seeking:
- 200 m²+ lateral flats
- Period buildings with concierge services
- Proximity to international schools and business districts
Madrid makes practical sense. It’s also Spain’s financial centre, which attracts globally mobile professionals rather than purely lifestyle buyers.
Barcelona’s enduring appeal
Barcelona continues to draw international attention in areas like Sarrià-Sant Gervasi and parts of Eixample. Buyers often look for:
- Grand apartments with high ceilings and original features
- Proximity to international schools
- Access to both city life and the Mediterranean coast
While coastal villas dominate the imagination, large urban apartments explain why Madrid and Barcelona rank so strongly in 5+ bedroom flat searches.
