Spain’s luxury real estate sector is off to a strong start in 2025, led by Caledonian. This February, the developer will begin construction on Phase 1 of St. Regis, The Residences, Casares-Costa del Sol – its flagship project in collaboration with Marriott International’s luxury hotel division. Located in the prestigious Finca Cortesin, Málaga, this exclusive development sets a new standard for high-end living.
The first phase comprises four buildings with 26 residences, priced between €2.4M and €6.5M, alongside an impressive 1,250 m² spa, wellness centre and gym. These residences, ranging from 270 m² to 590 m², offer two-, three- and four-bedroom layouts, including ground-floor homes with private gardens and penthouses. The sales office is set to open in March, with the first show flat ready by September, further cementing this project as a benchmark in the luxury real estate market.
New milestones and key projects in 2025
The start of construction on the St. Regis Branded Residences is just one of the milestones Caledonian is celebrating in the first half of 2025. The company is also nearing the completion of the Javier Ferrero development in Madrid, located in the heart of Ciudad Jardín. This development will be the first residential project in Madrid to achieve LEED Platinum certification, with the second phase – featuring the city’s largest private spa (350 m²) and exclusive townhouses with gardens and six-metre-high windows – set for completion in April.
At Finca Cortesin, Caledonian continues to market its luxury single-family villas, designed by the renowned architect Marcio Kogan. Of the six planned villas, only two remain available, with prices starting at €6 million and offering extensive opportunities for customisation.
A residential future in Benidorm
The first half of 2025 will also see the launch of a new residential project in Benidorm, Alicante. On a plot spanning over 150,000 m², Caledonian will create a development that seamlessly blends regenerated Mediterranean nature with luxury architecture, offering a truly unique living experience in one of Spain’s most iconic tourist destinations.
With a portfolio of projects valued at over €500 million and sales expected to reach €150 million this year, Caledonian is solidifying its position as one of the most active and influential players in Spain’s luxury real estate market.
