Madrid is seeing sustained growth in demand for branded residences, homes associated with luxury hotel brands or premium service offerings. This fast-growing segment attracts both international investors and ultra-high-net-worth individuals (UHNWIs) seeking a combination of prime real estate and lifestyle-driven services.
According to the latest Global Property Handbook published by the real estate consultancy Barnes, buyer preferences in the prime residential market have evolved significantly. Today's purchasers increasingly prioritise convenience, security and access to a seamless, service-oriented lifestyle.
Against this backdrop, Madrid has established itself as one of the most attractive urban markets for the development and sale of this type of asset and currently tops the Barnes City Index 2026.
The appeal of branded residences lies in their ability to combine private homeownership with high-end hospitality services, including 24-hour concierge assistance, wellness facilities, smart-home technology and enhanced security standards.
According to Alvise Da Mosto, managing partner of Barnes Spain, this trend represents "a natural evolution of demand in the prime sector".
In his view, "today's buyers are seeking more than an exceptional location or outstanding architecture; they also want an ecosystem of services that effortlessly meets their day-to-day needs and delivers a worry-free living experience."
Branded residences in Madrid's flagship developments
The growing prominence of this model in Madrid's property market is reflected in the commercial success of several landmark developments across the city.
Among the most notable is the Mandarin Oriental Residences project in the Salamanca district, specifically in the Recoletos neighbourhood. Scheduled for completion in 2026, the development features homes of around 200 m2, finished with premium materials and offering access to shared facilities including a private club, golf simulator, cinema, helipad and a spa complex with a 20-metre indoor swimming pool.
The concept is also represented in the city centre through the Four Seasons Private Residences, located within the Canalejas Complex. In this historic setting, the luxury residential offering includes homes exceeding 220 m2, designed by the Lamela studio with interiors by Luis Bustamante. Residents benefit from direct access to the hotel's services, coordinated through a dedicated Residential Concierge.
