The Balearic Islands, Costa del Sol and Costa Brava have long been Spain’s prime destinations for luxury second homes, attracting affluent foreigners seeking a retreat from life in their home countries. In recent years, Costa Blanca in Alicante has joined this elite group, with towns like Dénia and Jávea offering a wide selection of high-end properties. According to Engel & Völkers, buyers from Germany, the Netherlands and Switzerland now consider the area one of their most exclusive options.
Dénia and Jávea have emerged as the most coveted destinations in the Levante area for international second-home buyers, positioning themselves as real alternatives to traditional enclaves like the Costa del Sol, Costa Brava or the Balearic Islands. Their appeal lies in a unique combination of stunning natural surroundings, excellent value for money, strong international connectivity and an expanding supply of luxury homes.
For Vicente Salamanca, director of Engel & Völkers for both locations, the typical buyer is primarily international, seeking tranquillity, nature and understated luxury in a safe environment with a high quality of life.
In Dénia, premium investors and residents focus on areas such as Las Rotas, La Sella Golf, Montgó and the Old Town, where urban charm, natural surroundings and proximity to the sea combine to create an appealing lifestyle. Jávea, by contrast, stands out for its crystal-clear coves, dramatic cliffs, Mediterranean architecture and a residential atmosphere that preserves exclusivity and privacy, thanks to a smaller urban footprint compared with other coastal areas. The most coveted neighbourhoods – El Tosalet, La Lluca, Balcón al Mar and La Corona – feature luxurious villas with stunning sea views.
According to their latest data, 80% of buyers in both locations are foreigners, with the Dutch, Germans and Swiss leading the way. In Jávea, 70% of Engel & Völkers’ transactions involved Dutch buyers and 20% Germans, with an average price of €3,250/m². “Both Dénia and Jávea have successfully positioned themselves as premier destinations for high-end second homes in the Mediterranean, rivalling the country’s most exclusive locations,” emphasises the director of the luxury real estate agency.
The most sought-after properties range from 180 to 250 m², featuring three to four bedrooms, private pools, gardens, sea or mountain views and optimal orientation.
Currently, the average time on the market is around 100 days from listing, reflecting the sector’s dynamism. “There is strong demand, especially for well-located homes with quality construction. International clients know exactly what they want, and they find it here,” concludes Vicente Salamanca.
