Spain’s New Golden Mile is a coastal stretch on the eastern side of Estepona. It follows the A‑7 coastal road and includes areas such as Cancelada and Selwo.
The name nods to Marbella’s original Golden Mile, but this is largely a newer development. Most properties date from the late 1990s onwards, with contemporary apartment complexes, private villa estates and new award-winning resort-style communities.
Its rapid consolidation at the upper end of the market reflects why many analysts now describe Estepona as the Costa del Sol’s luxury market to watch in 2026.
Unlike Marbella’s older Golden Mile, this area feels more residential. There’s less through-traffic, lower building density in parts, and a stronger sense of full-time living.
New Golden Mile vs Marbella: how do they compare?
Marbella still carries a heavier international prestige. An address on Marbella’s Golden Mile signals established wealth and visibility. The New Golden Mile is quieter and slightly less theatrical, though the gap in pricing and perception has narrowed considerably.
As of February 2026, average property prices in Estepona stand at €4,234 per m², according to idealista’s latest data. This is considerably lower than on Marbella's Golden Mile, where the average property price was €6,789 per m².
Even so, Estepona’s positioning at the top end of the Costa del Sol is reinforced by its reputation as the Costa del Sol’s luxury powerhouse, with prime stock reaching €7,000 per m² in select developments.
Growth has been particularly strong in Estepona Pueblo, where prices have climbed by nearly 20% year-on-year to €4,288 per m².

A 100 m² apartment would typically sit around €423,400 before taxes and fees. Frontline beach or fully renovated units will go well above that.

The New Golden Mile isn’t one single neighbourhood. It’s a collection of developments with different price levels, densities and atmospheres.
Beachfront communities on the New Golden Mile
These are the high-demand addresses. Properties here typically include:

- Direct access to the paseo marítimo (seafront promenade)
- Communal pools and 24-hour security
This is where second-home buyers tend to focus, particularly from the UK, Scandinavia and the Netherlands.
