Property prices for resale homes in Spain have reached €2,391/m², the highest level recorded in idealista’s historical series. According to the latest market report, which analyses districts and neighbourhoods across the country, the areas with the highest average property prices are concentrated in just seven municipalities: Madrid, Barcelona, Palma, San Sebastián, Marbella, Estepona and Adeje. In these prime locations, prices surpass €7,000/m², reaching over €10,000/m² in sought-after Madrid districts such as Recoletos, Almagro, Castellana and Goya.

Of these 30 most exclusive areas, 23 have reached record prices by the end of May, with year-on-year increases of more than 30% in Goya, Ibiza and Niño Jesús in Madrid, and nearly 30% in Playa de la Fontanilla in Marbella. Other notable increases of over 20% were seen in Madrid’s Trafalgar, Lista and Arapiles neighbourhoods, as well as in Génova in Mallorca and Los Monteros in Marbella.

Madrid alone accounts for over half of these premium locations, led by the ‘top four’ where average prices now exceed €10,000/m². This includes Recoletos (€10,909/m²), Castellana (€10,178/m²) and Goya (€10,102/m²) in the prestigious Salamanca district, along with Almagro (€10,189/m²) in Chamberí.

Close behind is Lista (€9,828/m²), also in Salamanca, followed by Jerónimos (€8,981/m²) and Ibiza (€8,954/m²) in Retiro, and Chueca-Justicia (€8,949/m²) in the city centre. Other renowned areas such as Trafalgar, El Viso, Huertas-Cortes, Sol and Malasaña-Universidad also feature prominently in this ranking.

Outside the capital, Palma stands out with four of the most expensive neighbourhoods in the country, ahead of Barcelona, which claims three. In Mallorca’s capital, Son Vida (€8,737/m²), La Seu - Cort - Monti-Sion (€7,469/m²), Génova (€7,256/m²) and Paseo Marítimo (€7,144/m²) are among the top luxury spots.

Barcelona’s priciest areas include Diagonal Mar i el Front Marítim del Poblenou (€8,078/m²), La Dreta de l’Eixample (€7,579/m²) and the prestigious Pedralbes district (€7,430/m²). Meanwhile, the Romantic Area in San Sebastián (€8,359/m²) continues to command premium prices among Spain’s provincial capitals.

Spain’s coastline also features in this exclusive list, with Marbella, Estepona and Adeje in Tenerife offering prime investment opportunities. Los Monteros (€8,395/m²) and Playa de la Fontanilla (€7,195/m²) in Marbella, Guadalmansa (€8,229/m²) in Estepona, and La Caleta in Costa Adeje (€7,311/m²) complete the ranking of Spain’s 30 most exclusive neighbourhoods.
