Kronos Real Estate Group, through its subsidiary Kronos Homes, is considering rolling out its branded residences model in “strategic locations” across Spain, following the “remarkable success” it has achieved in Portugal in partnership with international brands such as Marriott and Hilton.

According to a company statement, the model addresses a “growing international demand” for homes that offer “a complete residential experience, characterised by high architectural quality, prime locations and outstanding integrated services.”

As part of its Iberian growth strategy, Kronos is now exploring how to expand this concept across Spain. The aim is to replicate the success of its innovative model, which blends second homes, premium hotel services and an emphasis on art and architecture, in established tourist destinations with strong international connectivity.

The company highlights the positive results achieved in Portugal, particularly in the Algarve, where 35% of its branded residences have been purchased by American buyers seeking second homes with services such as cleaning, catering and full maintenance. These properties, priced between €245,000 and €1.2 million, also offer owners the option to offset utility costs by renting them out for part of the year, underscoring their tourist appeal and potential as an investment.

Projects in Portugal

Kronos is currently marketing two pioneering branded residence projects in Portugal. In the Algarve, Marriott Residences Algarve Salgados and The Residences at The Westin Salgados Beach Resort feature 96 exclusive residences integrated into a high-end vacation resort, combining second homes and premium hotel services in a benchmark tourist destination.

In Lisbon, the MIMA by Kronos Homes project will house the first Tempo by Hilton hotel in Portugal, alongside 51 residential homes and 180 serviced tourist apartments, in a mixed-use urban development that reinforces Kronos' position in the urban and high-end segment.

“For Kronos, the Iberian Peninsula is one project. Spain and Portugal are two markets with distinct characteristics, but our business approach is unified and complementary,” said Saïd Hejal, CEO of Kronos Real Estate Group.

Meanwhile, Rui Meneses Ferreira, CEO of Kronos Homes, noted that the “excellent reception” of the branded residences concept in Portugal has encouraged the company to explore its rollout in strategic locations across Spain, where they are seeing “growing demand” for this type of product, linked to international brands and offering premium services.
