Marbella has enjoyed a summer that goes far beyond sunbathing and Mediterranean sunsets. The city in Málaga has secured fifth place in the Barnes City Index, the benchmark ranking compiled by luxury property firm Barnes to assess the influence and appeal of the world's leading prime residential markets. This position places Marbella alongside the French Riviera, Miami and Monaco, confirming that the Costa del Sol is no longer competing solely at a national level, but is now challenging the world's foremost luxury destinations.

This achievement is far from insignificant. Behind this fifth-place ranking lies a years-long transformation that has turned Marbella into what industry analysts describe as a "premium haven": a destination combining political stability, privacy, wealth preservation and high-quality infrastructure that is difficult to match elsewhere. Top-tier private healthcare, international schools offering the International Baccalaureate, a sophisticated food and leisure scene, and growing connectivity through Málaga Airport, including daily direct flights to New York and established routes to the Middle East, form the ecosystem that continues to attract some of the world's wealthiest individuals.

"We do not see anything in markets such as Miami, Cannes, Monaco or Dubai that Marbella does not already offer. The region has reached an exceptional level of maturity, attracting global families who are no longer looking for a holiday villa but for a permanent base from which to build their lives and lifestyle," explains Guilhem Gauran, director of Barnes on the Costa del Sol.

Buyer profile: 28 years old and startup founder

One of the most striking trends identified by Barnes this season is the generational shift among ultra-luxury buyers. Just five years ago, 90% of buyers of properties worth more than €5 million were over 60. Today, almost half of these transactions involve under-30-year-olds.

These buyers are startup founders, technology entrepreneurs and digital asset creators who have accumulated significant wealth at an unprecedented pace. Their emergence has transformed the concept of luxury residential property on the coast. For this generation, a home is no longer simply a holiday retreat. Instead, it is a primary or long-term secondary residence, made possible by remote working, and a gateway to an exclusive community where leisure, gastronomy and professional networking intersect.

This demand is driving an increasing convergence between luxury real estate and lifestyle offerings, with homes now viewed not merely as properties but as entry points into a particular lifestyle ecosystem.

La Zagaleta, Sierra Blanca and the Golden Mile, at the centre of demand

The areas attracting the highest levels of activity for Barnes, including La Zagaleta, Sierra Blanca, the Golden Mile, Nueva Andalucía, Benahavís, Estepona and Sotogrande, record average prices in the luxury segment that comfortably exceed €2.5 million, with substantially higher transactions taking place in the most exclusive locations.

Added to this is a tax advantage that few European destinations can match. Andalusia applies significant relief on inheritance and gift taxes, reducing them to effective rates as low as 0.1% in certain cases. This stands in sharp contrast to the tax burden in competing markets such as France and the United Kingdom and is increasingly influencing purchasing decisions among high-net-worth individuals.

Buyer demand continues to come primarily from the United States, the United Kingdom, Switzerland and the Scandinavian countries, although Barnes has also identified a notable increase in enquiries from the Middle East. Many of these enquiries are channelled through the firm's Dubai office by clients looking to diversify their wealth through investments in southern Europe.

"Marbella offers all the advantages of a major global city such as New York or London, but without many of the drawbacks: less traffic, shorter distances and a higher quality of life. Most importantly for investors, the Costa del Sol still offers considerable potential for growth and further sophistication when compared with more mature international markets," Gauran concludes.
