The cheapest municipality in Spain to buy a house is currently in the province of Toledo. The town in question is Alcaudete de la Jara, which has the cheapest property prices per square metre in the country, with an average of 349 euros/m2, according to the latest idealista price report published at the beginning of December. Just over 30 locations have average prices that don't exceed 500 euros/sqm, with towns in Ciudad Real and Toledo standing out, while the average price of used housing for sale across Spain is 1,831 euros/sqm.

With prices at the close of the market in November, the small town of Alcaudete de la Jara, with just over 1,600 inhabitants and an hour and a quarter from the city of Toledo, offers the most affordable offer price in Spain (349 euros/m2). Among the three cheapest, it is accompanied by the neighbouring town of El Carpio de Tajo, where homeowners are asking an average of 357 euros/m2. But in second place on the podium of the most affordable towns to buy a house is the Cordoba town of Fuente Obejuna, with its 352 euros/m2.

Three other locations have prices below 400 euros/m2, namely the town of Zujar in Granada (386 euros/m2); another Andalusian town, the municipality of Belmez in Córdoba (392 euros/m2) and the town of Almadén in Ciudad Real (398 euros/m2) in the autonomous community of Castilla-La Mancha (398 euros/m2).

Another 26 Spanish towns have prices below 500 euros/m2. They are spread throughout the country, in 16 different provinces, but it is in Ciudad Real and Toledo where there are the most municipalities with average prices under 500euros/m2.

Following the towns mentioned above, the next cheapest municipalities on the list are, the municipality of Mota de Cuervo in Cuenca (417 euros/m2); the town of Santa Amalia, in Badajoz (435 euros/m2); Pobla LLarga, in Valencia (456 euros/m2), and the hamlet of Bullas, in Murcia (462 euros/m2).

There are also some municipalities on the list from other provinces that we have not yet mentioned, including Balaguer, in Lleida (465 euros/m2), and Vélez Blanco, in Almería (469 euros/m2). Other coastal provinces with affordable inland municipalities are Alicante, where we find Algueña (478 euros/m2) and Mora la Nova, in Tarragona (479 euros/m2).

Tobarra (482 euros/m2), in Albacete, also has an average price below 500 euros/m2; along with Nalda (485 euros/m2), in La Rioja; Nogueira de Ramuin, in Ourense (496 euros/m2) and Villanueva del Río y Minas, in Seville (499 euros/m2).

The cheapest municipalities in each Autonomous Community

In addition to the autonomous regions with municipalities that already appear among the 30 cheapest in Spain, such as those corresponding to Castilla-La Mancha, Andalusia, Extremadura, Murcia, Catalonia, La Rioja and Galicia, we can also find the most affordable towns in the rest of the Autonomous Communities, where prices vary a bit more.

The municipality of Belorado in Burgos (504 euros/m2) is very close to the 500 euros/m2 cut-off point, as is the Asturian municipality of San Martín del Rey Aurelio (538 euros/m2). It is followed, somewhat more distantly by the town of Ejea de los Caballeros, in Zaragoza (559 euros/m2), and Selaya, in Cantabria, with its 572 euros/m2 average asking price.

Above 700 euros per square metre, three other towns appear as the cheapest in their respective communities; Corella, in Navarre (759 euros/m2), the Tenerife town of La Guancha (786 euros/m2) and the Madrid municipality of Estremera (791 euros/m2).

Among the most affordable towns in Spain in each autonomous region are also Labastida (992 euros/m2), in Álava, the only municipality in the Basque Country with an average price below 1,000 euros/m2. But the Balearic Islands prove to be the least affordable of the communities: the cheapest village in the region is Petra, with its average price of 1,154 euros/m2.
