Interest in housing investment remains at high levels in Spain. According to idealista data, buying a flat to rent out has an average 7.1% profitability rate in Spain in the third quarter – double the average return on ten-year bonds (4%).

However, returns vary depending on factors, i.e. where the property is located and the budget available for investment. Many Spaniards have savings in the bank that they want to make a return on but do not know what type of property to invest in or where.

idealista/data has just launched the "Investment Opportunities" service so investors can find the best housing investment opportunities in any neighbourhood in Spain. With this new tool, you can consult any listing on idealista, adding on-demand data, rental prices and estimated profitability.

In other words, depending on the filters you choose, according to your investment strategy, it will identify the real estate opportunities in the province where you have contracted the service.

"Investment Opportunities" allows you to sort or filter by:

  • Desired profitability: select the gross return you want to search based on the estimated annual rent between the purchase price, including taxes and expenses.
  • High rental demand: you can also find out if there is demand for tenants for this type of property in the area where it is located.
  • Estimated price: we tell you if the listing is overpriced, underpriced or it is a bargain.
  • Price drops: we let you know which properties have dropped in price since they were listed.
  • Estimated rent: according to idealista's valuation algorithm, the tool provides an estimated rental price according to the property's area or characteristics.
  • Property characteristics: if the property has a lift or not; if it has a parking space or storage room; the orientation it has and its condition: if it needs to be refurbished, is in good condition or is a new building. You can also filter by number of bedrooms or m2.

Moreover, this new service also offers an investment calculator: by modifying the investment parameters (property price, amount financed, interest rate and term, refurbishment, operating costs...), it calculates the gross and net profitability, cash flow and ROE or return on equity.

Lastly, this new service offers you a list of properties on idealista that meet the requirements you are looking for.  In addition, it provides a brief description of the property's area and some socio-demographic metrics, such as the resident population, the percentage of foreigners, the most common age group or the average net income per household per month.

With Investment Opportunities, you can save the selected property in your portfolio of opportunities. To do this, click the "save opportunity" button at the bottom of each listing. To remove it from the list of favourites, click the button again to deselect it.
