Real estate professionals are increasingly needed to mediate operations. According to data from the Federation of Associations of Real Estate Companies (FADEI), the Spanish real estate employers' association, real estate agencies already mediate seven out of ten home purchase and rental operations in Spain.

The benefits of using a real estate professionals' services are clear: a real estate agency can sell a home 30% quicker and, can reduce viewings by 80% for rental properties because they filter applications and perform preliminary studies of potential tenants' financial solvency.

Besides facilitating the closing the operation, estate agents offer other services, such as valuing the property to establish the correct market price, obtaining audiovisual material for the home, marketing the property for the listing's online visibility, carrying out viewings, negotiating the final sale price with the buyer, accessing better financing conditions, and providing legal and financial advice for closing the transaction or signing the lease contract.

Miguel Ángel Gómez Huecas, president of FADEI, assures that, in this context, “regulating the real estate profession in Spain is more necessary than ever, since today, anyone can become an estate agent, even if they don't have the necessary training and education". Furthermore, the expert adds that for the sales market, “providing guarantees, as proposed by the Ministry to help people get on the property ladder in Spain could be a very positive advance if the necessary public resources are allocated, something which in the Community of Madrid has already been doing for years”.
