
Reus has now become the second most sought-after area for housing in Catalonia, second only to Barcelona, according to the firm Vivendex.
According to the idealista/data ranking by towns, this Tarragona town ranks twelfth nationally, behind seven provincial capitals (Madrid, Valencia, Santa Cruz de Tenerife, Las Palmas de Gran Canarias, Zaragoza, Barcelona and Seville) and four peripheral areas (Mostoles, Getafe, Alcala de Henares and Torrent). However, Mostoles, the second largest city in the Community of Madrid, had the greatest demand pressure on the supply of properties for sale on idealista at the start of the year.
Anton Gil, delegate of VIVENDEX in Tarragona province, believes that this phenomenon is due to Barcelona being "saturated" and that inhabitants are looking for "an alternative that guarantees a more affordable price, good connections and being close to the sea".
Price evolution
This rise in demand is accompanied by increased prices. In June, used housing prices averaged €1,334/m2, up 6.3% in year-on-year terms and 0.7% compared to May. In the last quarter, the increase was 1.8%. The price is at its highest since autumn 2012, although it remains 25% below the record reached in January 2009, when it was €1,781/m2.
According to Gil, the rise in prices is due, in part, to "the shortage of good condition new homes, which has led investors, both individuals and companies, to buy properties to renovate them and sell them, which may also have influenced the price increase".
Districts of Reus
The whole town has seen an increase in demand and prices, but particularly noteworthy are the Centre district (€1,287/m2, up 10.5% compared to June 2023), Ponent (€1,493/m2 and a year-on-year increase of 7.6%), Llevant (€1,165/m2 and an increase of 5.7%) and Mestral (€1,465/m2 and an increase of 5.5% in the last 12 months).
Currently, there are more than 800 used homes for sale in Reus on idealista and four new developments.
