The average house price in Andalusia closed 2024 at €2,318/m², the highest on record and 11.5% higher than in the same month of 2023, according to the latest idealista price report. Property prices in Andalusia now exceed the Spanish average of €2,271/m², which saw an 11.2% rise in 2024, also reaching an all-time high.
Many towns and villages across Andalusia have experienced double-digit price increases, with some nearing 30% year-on-year growth. In this article, we highlight the towns and cities that have seen the sharpest rise in housing prices in 2024.
The Andalusian towns with the highest prices
Andalusia is a region of contrasts when it comes to house prices. Some towns offer highly affordable properties, while others have prices that even surpass those in major cities like Madrid or Barcelona.
Marbella is the most expensive town in Andalusia to buy a home, with an average price of €5,050/m², closely followed by Benahavís at €4,746/m². The next highest prices are found in the province of Cádiz. Zahara de los Atunes ranks third, with an average price of €4,069/m², while Tarifa comes in fourth at €4,016/m². Fuengirola takes fifth place, with €3,814/m². All these locations have reached record highs.
Almería
In the province of Almería (€1,306/m²), several towns have seen substantial house price increases. Leading the list is Níjar, whose historic centre is part of The Most Beautiful Villages in Spain association. The town has experienced a 27.6% year-on-year increase, reaching a historic high of €1,753/m² in December 2024. Cuevas del Almanzora follows closely behind at €1,217/m², with a rise of 24.4%, while Viator ranks third, with an average price of €1,014/m² and a 22.6% increase over the past year.
Cádiz
In December 2024, the province of Cádiz reached an average house price of €1,975/m², representing a 9.6% increase compared to 2023. The towns that have seen the largest price hikes are Benalup (€1,278/m²), which reached an all-time high with a rise of 24.1% over the past year, Tarifa (€4,016/m²), which saw an increase of 17.9% and is also at a record high, and Jimena de la Frontera (€999/m²), with a year-on-year increase of 14.9%.
Córdoba
It is noteworthy that in the province of Córdoba, house prices have fallen by 1.8% in 2024, reaching €1,221/m². The areas with the most significant increases over the past year are Bujalance (€680/m²), which saw a 10.8% rise, Montoro (€712/m²), with an increase of 10.6%, and Posadas (€794/m²), which experienced a 10.3% increase.
Granada
The province of Granada closed December 2024 with an average price of €1,503/m², reflecting an annual increase of 7.6%. However, several towns saw even sharper increases.
Huéscar, in the northern part of the province, recorded a 20.3% year-on-year rise, reaching €666/m². It was closely followed by Maracena, where prices increased by 20.2%, reaching €1,451/m². Finally, Armilla experienced a rise of 19.6%, reaching a historic high with an average price of €1,802/m².
Huelva
In the province of Huelva (€1,509/m²), several towns have seen significant house price increases during 2024. Ayamonte has experienced the highest year-on-year increase, where the average price reached €1,871/m², reflecting an increase of 19.7% compared to the previous year. It is followed by Punta Umbría, which experienced a 12.2% increase, bringing the average price to €1,894/m². Finally, El Rompido recorded an increase of 11.6%, reaching an average price of €2,618/m².
Jaén
In the province of Jaén, the town with the highest increase in average house prices is Pegalajar, which saw an annual rise of 17.8%, reaching an average price of €616/m². It is followed by Jódar, with a 7.6% increase, bringing the average price to €669/m². Finally, the provincial capital, Jaén, experienced a rise of 6.7%, reaching €1,226/m².
Málaga
The province of Málaga recorded an average price of €3,507/m² (a historic high) in December 2024, reflecting an annual increase of 13.9%, consolidating itself as one of the most dynamic and attractive areas of the Spanish real estate market.
Several towns in Málaga have seen increases of more than 20% over the past year. Algarrobo leads the ranking with a rise of 25.9%, reaching an average price of €1,653/m². It is followed by Guaro (€1,060/m²), Vélez-Málaga (€1,679/m²), which saw a rise of 22.1%, the city of Málaga (€3,241/m²), with an increase of 21.5% and at a historic high, and Casares (€2,845/m²), with a year-on-year rise of 21.3%. Fuengirola is slightly lower, with a rise of 19.4%, reaching €3,814/m².
Seville
In the province of Seville, the average housing price closed 2024 at €1,625/m², experiencing an annual increase of 4.4%. However, some towns saw much higher growth.
The town with the highest increase in average price was La Puebla del Río, which rose by 16.7%, reaching an average value of €1,128/m². This was followed by San José de la Rinconada, where prices increased by 16.1%, reaching €1,489/m². Finally, Bormujos recorded a growth of 15.5%, reaching an average price of €1,850/m², a historic high.
