Three-bedroom flats were the fastest-selling property type in Spain during the third quarter of the year. According to a study published by idealista, based on properties withdrawn from the platform after being sold, 37% of three-bedroom flats sold in Spain during this period were on the market for less than a month. Similarly, 36% of studios and one- and two-bedroom flats left the market in under a month, while the figure dropped to 29% for homes with four or more bedrooms.

Three-bedroom flats in Spain’s major markets
Among Spain’s largest markets, 49% of three-bedroom properties in Málaga were sold in less than a month. Madrid (47%), Bilbao (46%), Barcelona (43%) and Seville (42%) all exceeded the 40% mark. In Palma and Alicante, the figure was 37%, while San Sebastián reached 36%.
Pamplona outperformed them all, recording the highest rate in Spain, with 57% of three-bedroom homes selling within just a month. Lugo ranked last with 12%.
How long two-bedroom flats stay on the market in Spain
San Sebastián was the major Spanish market where two-bedroom flats sold the fastest: 49% of the properties withdrawn after being sold completed in under a month.
In Madrid, the rate reached 46%, followed by Seville at 44% and Barcelona at 41%. In Málaga, 40% of two-bedroom sales were finalised in under thirty days, while Alicante (35%), Bilbao (33%) and Palma (29%) recorded lower percentages. Jaén led the country with 69%, while Segovia had the lowest rate at 8%.
One-bedroom flats sell fastest in large Spanish cities such as Seville, Barcelona and Madrid
In Seville, 45% of one-bedroom flats sold in under 30 days — the highest rate among Spain’s major cities. Barcelona and Madrid followed with 40%, and Alicante reached 34%.
The share was 31% in Palma and 23% in San Sebastián. Bilbao was the slowest major market, with just 19% selling within a month. Pamplona led nationwide, with 69% of one-bedroom flats sold in under 30 days, while in Ceuta, Albacete, Ourense, Ávila and Huesca none of the homes in this segment sold in under a month.
In Alicante, San Sebastián and Palma, studios are the quickest to sell in Spain
In several major Spanish markets, studios are the fastest-moving property type. Alicante registered the highest rate, with 54% selling in less than a month. San Sebastián followed with 50%, while Palma (48%), Madrid (46%) and Bilbao (40%) also performed strongly.
Below these were Seville (35%), Barcelona (33%) and Málaga (26%). Huelva, Lleida, Santa Cruz de Tenerife, Lugo, Vitoria, Zaragoza and Huesca were the most active markets for studios in Spain, with 100% selling in under a month. At the opposite end, 15 provincial capitals recorded no studio sales within a month, and nine recorded no studio sales at all — likely due to limited supply and demand.
Large flats with four or more bedrooms are the slowest to sell in Spain
Larger homes — as with studios — tend to remain on the market longer than other property types. In Madrid, 36% of four-bedroom-or-more properties sold in under a month, three points more than in Seville (33%). Málaga followed with 31%, then Barcelona (30%), Palma (28%), Alicante (26%), San Sebastián (24%) and Bilbao (18%). Huesca and Soria topped the national ranking with 67% each, while in Ceuta, Melilla and Zamora none of the large flats sold within a month.
