Where can tiny houses be installed in Spain?

Many people are interested in buying a mobile prefabricated house or tiny home because they believe it can be legally installed on rural land (which is typically cheaper than urban or developable plots), as it requires no foundations or construction work.

However, this is not the case. Even if the home is self-sufficient, mobile and does not require building work, the law still considers it a dwelling, and it cannot be placed on rural land except in very specific circumstances. In fact, doing so can result in fines and even criminal charges.

In general, these homes may be installed on private urban land, but they must comply with the same requirements as conventional buildings: they must be located in a buildable area and have access to basic services, among other conditions.

They can also be placed in certain campsites and some caravan parks, provided the appropriate permits are obtained and the established limits are respected. It is always advisable to consult the regulations of the municipality where you plan to install the home.
