Madrid vs Alcalá de Henares: is the difference worth the commute?

With Madrid firmly established as Spain’s most competitive property market, and Alcalá de Henares emerging as the second most competitive property market, the comparison between the two is no longer simply about price. It is about how far your budget stretches once you leave the capital, and what that means for your daily routine.

  • In Madrid, that budget usually secures a well-located flat, often renovated, but rarely especially spacious unless you head further from the centre.
  • In Alcalá de Henares, the lower average stretches to a larger apartment, newer developments, or a property with parking and some outdoor space.

An average gap of more than €285,000, as seen in the table above, shifts the decision from minor compromise to serious lifestyle choice.

Commute times and daily rhythm

Alcalá is connected to central Madrid by Cercanías trains, with journeys typically taking between 35 and 50 minutes depending on the line and final stop. Services run roughly every 10 to 15 minutes and are generally reliable, but the time commitment becomes noticeable if you are travelling five days a week.

Lifestyle trade-offs

Alcalá de Henares feels more residential and slower-paced than the capital. Its historic centre and university give it personality, yet it is not Madrid’s corporate core. 

For families or buyers prioritising space and quieter streets, that change can be welcome. For those who rely on daily proximity to offices, networking and late evenings in the city, the distance is more apparent.

What does the commute cost?

Transport is unlikely to be the deciding factor. A single ticket from Alcalá de Henares to Madrid costs €3.40, while 10 trips cost €9.60. 

A €43.20 monthly pass covers Cercanías, the Madrid Metro, EMT city buses, light rail and interurban buses across the Community of Madrid, keeping regular commuting relatively affordable.

Since early 2026, Spain’s new Single Pass, or Abono Único, has made commuter living even more practical. It allows unlimited travel on state-owned interregional buses and Renfe Cercanías and Media Distancia services for €60 per month.

With property prices averaging €462,960, Barcelona remains one of Spain’s most expensive large cities, making the move to the towns nearby the logical step for many. Just beyond the city boundary, the contrast is stark, with Santa Coloma de Gramenet and Hospitalet de Llobregat offering a lot more affordable housing.

Commute and connectivity

From Hospitalet de Llobregat, a single ticket into Barcelona Sants costs €2.90, and the train takes around six minutes

From Santa Coloma de Gramenet, the metro journey is closer to 22 minutes. A T-usual pass starts at €22.80, depending on zones and allows unlimited travel for 30 consecutive days.

Living just outside the city

Although Santa Coloma and Hospitalet are separate municipalities on paper, they are closely integrated into Barcelona’s transport network and daily life.

What changes is the atmosphere and housing stock. You are more likely to find mid-20th-century apartment blocks than historic buildings, and tourist-heavy streets are far less common.

Who commuter towns suit

Commuter municipalities around Madrid and Barcelona tend to work well for:

  • Remote workers or hybrid professionals
  • Families prioritising space and schools
  • Buyers priced out of central districts but still tied to the city for work

They are less suited to:

  • Professionals commuting five days a week to central offices
  • People who rely heavily on walking everywhere
  • Those who want nightlife and networking on their doorstep

The outward shift

As prices in the capitals have climbed and interest from citizens from places like the US has increased, demand has gradually pushed into surrounding towns. These areas are no longer bargains in the old sense, particularly when compared with Spain’s cheapest cities to live in, but they remain significantly cheaper than the urban core.

Buyers are increasingly looking beyond Barcelona itself to the most affordable municipalities in the province and even to the cheapest towns in Catalonia, where prices remain significantly lower than in the capital.

For anyone considering a money-saving move to Spain, the decision isn’t simply about finding the lowest headline price, even in areas where cheap property in Spain under €50k is still available. It’s about weighing up what that price buys you in terms of daily life, location and long-term comfort. The figures might look appealing on paper, but lifestyle is what ultimately shapes the experience.
