Marbella City Council has approved three urban development projects for processing – to be built in Río Real and San Pedro Alcántara – that will deliver 1,306 new homes. Councillor for Urban Planning José Eduardo Díaz confirmed that the schemes will attract private investment of €25 million. The council also announced that a further 14 urban development projects are under way across the municipality.
The council stressed that these areas will be planned "not as isolated spaces, but as pieces that contribute to structuring the territory and offering local services." To that end, it has announced measures to ease congestion on the A-7 and AP-7 – two of the city's most significant bottlenecks – as well as improvements to internal connectivity between housing developments.
This is how each of the three projects will be
The first project covers the Río Real sector (RR5), which has already been approved for processing and spans more than 500,000 m², with plans for 475 homes and an investment of €15 million. The scheme includes the construction of roads, sanitation and drainage networks, water supply infrastructure and the undergrounding of electrical and telecommunications lines, alongside the creation of green spaces and approximately 371 public parking spaces. The development will also provide key community amenities, including a commercial plot of nearly 2,500 m², an educational facility of over 6,000 m², social spaces and close to 3,000 m² of sports facilities – all contributing to a more self-sufficient neighbourhood.
The remaining two projects are located in San Pedro Alcántara. The urbanisation plan for sector SP8 (Ensanche Este II) has received final approval, while the project for sector SP9 (Ensanche Este III) has been admitted for processing. Both are situated near Trapiche de Guadaiza and will together attract investment of close to €10 million.
The SP8 sector will accommodate 355 homes on a site of nearly 60,000 m², alongside 342 public parking spaces, new green areas and recreational spaces that include children's play areas, rest areas and sports facilities. The area will also be equipped with full infrastructure for water supply, sanitation, energy-efficient lighting and telecommunications.
The SP9 sector, meanwhile, will deliver 476 multi-family dwellings – 143 of which will be subsidised housing – across a surface area of over 95,000 m². The project includes improved road connections to the A-7 and A-397, accessible pedestrian routes, a 537-space car park and new green areas and public spaces.
Díaz stated that "these developments not only increase the residential supply, but also incorporate facilities, services and public spaces that improve the quality of life of residents." He also highlighted the financing model, describing it as "based on public-private collaboration, which makes it possible to execute strategic infrastructure without direct cost to the municipal coffers."
He added that the approval of these projects for processing marks the start of their administrative journey, which will include a public consultation period and the submission of sectoral reports – both necessary steps before final approval and subsequent execution can take place.
