How much does it cost to buy a flat in Nou Barris?
Buying a property in Nou Barris costs, on average, €3,007/m² according to idealista's price report. Similarly, a flat that is around 60 square metres can be found for around €180,000.
There are also more affordable properties starting at €42,000, especially those in need of renovation. But others exceed €1 million when the location is better, or they are much bigger. Even so, Nou Baris is still one of the most accessible areas in Barcelona.
As for new builds, the average price is around €4,900/m², with options ranging from €242,000 to €600,000.
The cheapest district seeing the fastest rise in value
Nou Barris has seen a 14% increase in the average price of properties compared to March 2025. In the last quarter, prices rose by 1.7%, and in the last month alone, by 1%. The district has reached an all-time high, but remains one of the most affordable in Barcelona.
The area grew as a working-class neighbourhood during the city's expansion in the 20th century, with modest housing and lower prices than in other areas.
Values have remained stable for decades, and although the market is changing, there is still a gap.
In addition, for years, it was one of the least stressed areas, which meant that prices rose more slowly than in the rest of the city.
The major advantage over the rest of Barcelona
While property prices in Nou Barris are €3,007/m², Barcelona's average price is €5,176/m2, and in areas like Sarrià-Sant Gervasi, it exceeds €7,000/m².
This means that buying a flat here can cost 40% less than in other areas of the city. For an average home, this difference can translate into significant savings.
