According to the latest Global Property Handbook report by Barnes, Madrid has been ranked the fourth favourite city by high net worth individuals (HNWI), or in other words, wealthy people, to buy a home. On the list are two other Spanish cities, Barcelona (19th) and Malaga, which appears for the first time and climbs to 47th position.

Dubai tops the 2023 ranking, having snatched the throne from Paris, which falls to fifth place. Miami and New York remain in second and third place respectively.

The report takes several factors into account when rating. One of them is investment interest. It also considers the city interesting for foreign capital due to its pleasant climate, security and infrastructures, and Madrid, Barcelona and Malaga have many of these features. According to Barnes, this means that top executives who live in London or Paris have begun considering investing in Madrid to live here full-time.

According to Barnes, Madrid will remain in the top five in the coming years, as European citizens have begun to show interest in investing in the city, in addition to Latin Americans who already have a home in the capital but are looking for a larger one to spend more time or even settle permanently.

The report also highlights fifth-place Barcelona. It points out that the Catalan capital "offers excellent investment opportunities for primary and secondary residences and the rental market. Its value for money is optimal despite 2023's slight increase in the average price per square metre and the volume of transactions. For its part, tourism picked up again this year.

Regarding the profile of buyers, it highlights that, in 2023, a new American clientele started to arrive, mainly Californians, "who are moving away from the United States for political reasons and who appreciate Barcelona's Mediterranean lifestyle".
