The Spanish real estate market has experienced a strong boom in recent years, attracting both investors and new residents. The wide range of opportunities offered by cities across the country, particularly Madrid, has led to a sharp rise in demand in both the property and rental markets.
Barnes, the firm that named Madrid the world capital of luxury real estate in 2025, has carried out a study on premium rental homes in the city's most exclusive areas. It found that average monthly rents range between €3,000 and €8,000, with some properties reaching as much as €25,000 per month.
The real estate agency manages rentals across the capital but highlights four standout areas. In the Retiro district, the average monthly rent for luxury properties reaches €7,843, followed by the Salamanca neighbourhood, with an average rent of €5,081 per month. Next are the Chamberí district and the Centre, where average monthly rent stands at €3,293 and €3,076, respectively.
The highest recorded rental price was in the Jerónimos neighbourhood, where a luxury home was let for an exceptional €25,000 per month.
Tenants with high purchasing power
Almost half (47%) of those able to afford luxury rental prices in Madrid come from outside Spain.
Of this group, 30% are from South America – well ahead of North America (9%) and Asia (8%).
Among property owners letting out luxury homes, 86% are Spanish. The remaining 14% are from Venezuela, Guatemala, Mexico, Germany, France, Russia or Morocco.
Lastly, it’s worth noting that 54% of luxury renters in Madrid are men, while 46% are women.
