The sale price of properties on the Spanish coast fell by 0.4% during June, to 1,749 euros/m2, according to a study published by idealista, the largest real estate marketplace in Spain. If you're thinking of buying or investing in a property by the sea in Spain, either as your main residence or as a second home on the coast, then have a look at where the prices have dropped and where there have been price increases.
Coastal properties in the province of Gipuzkoa in the Basque Country are where the biggest price rises have been seen in the last year, with an increase of 4.5%. This area is followed by the coastal towns in the Balearic Islands, with a variation of 1.8%, and Costa de la Luz in Cadiz where prices rose 1%. Next come the coast of Biscay, also in the Basque country, with a 0.9% increase, the Costa Blanca (Alicante) with 0.9%, the Costa del Sol (Malaga) with 0.8% and the Costa del Maresme (Catalonia) with 0.3%.
All the other Spanish coasts recorded lower prices than those recorded in the same period one year ago. The biggest decrease is in A Mariña in Lugo (-12.1%), followed by the Costa Tropical (Granada) with -10%, Costa de la Luz in Huelva (-6.6%) and the Costa del Azahar in Castellón (-6.2%). With price reductions of less than 6% are the Costa de Almería (-5.5%), the Rías Baixas in Pontevedra (-5.4%), the Costa da Morte in A Coruña (-3.8%), the Costa Dorada of Tarragona (-3.4%) and the Costa Cálida of Murcia (-2.9%).
The Balearic coast remains the area with the highest prices at 3,201 euros/m2. The islands are followed by the Coast of Gipuzkoa (3,105 euros/m2), Maresme (2,375 euros/m2) and the Biscayan Coast (2,224 euros/m2). Also seeing prices around 2,000 euros are the Costa Brava (2,224 euros/m2) and the Costa del Sol (2,047 euros/m2).
A Mariña of Lugo is the coastal area with the lowest prices, as owners only ask for 834 euros/m2 on average. The Costa da Morte isn't far behind at 920 euros/m2, followed by the Costa del Azahar in Castellón at 980 euros/m2, the Costa Tropical at 1,031 euros/m2, while the Costa de la Luz in Huelva and the Costa de Valencia are at 1,099 euros/m2.
