Proptech firm Huspy says there is a new demand for the second-home market

Following the pandemic, second homes and holiday homes received a major boost occupying a prominent role in the Spanish housing market, both as a form of investment and for households looking to own another home and benefit from it for much longer. As such, the multinational proptech firm, Huspy, states that a new demand for holiday homes has been created and highlights the new trends being considered when buying a second home in Spain.

Buyers' main priorities are:

  • Energy efficiency: In the context of the current energy crisis and environmental concerns, second-home buyers are looking for options with lower energy bills linked to reduced energy consumption. Meanwhile, they also consider energy efficiency as a way to increase the property's value in the future.
  • All-purpose spaces: Remote working is here to stay as is confirmed by more prospective second-home buyers looking for spacious properties with room to work. "Moreover, large rooms are preferred, in which calm is the main feature of day-to-day life", they explained.
  • Natural light: Another aspect that is becoming more important – and which is closely related to all-purpose spaces and energy savings – is natural light. "It is key to boosting well-being and improving eye health."
  • Coastal location: Finally, some things remain the same, although maybe with slight changes. Coastal location is still the main feature that people interested in buying a second home are looking for, although they generally prefer somewhere away from urban centres in search of a quieter lifestyle.

The provinces Tarragona, Alicante, Malaga and both archipelagos, the Canary and Balearic Islands, continue to be the most popular places to buy a second home in Spain.
