There is a particular sort of luxury that starts at the water’s edge: a morning swim before breakfast, a quiet terrace facing the Mediterranean, and the rare feeling that the sea is part of everyday life.
Spain takes a leading role in that world in the Engel & Völkers Waterfront Ranking 2026. Three of Europe’s 10 highest-priced waterfront markets are found here, across mainland Andalucía and the Balearic Islands. No other country has a wider footprint in the ranking.
These are homes at the sharpest end of the coastal market, where a first-line address, uninterrupted views and privacy are finite qualities. The figures reflect the highest current asking prices per m², revealing where Europe’s most sought-after waterfront addresses are currently concentrated.
What the ranking reveals about Europe’s prime coastal homes
Saint-Jean-Cap-Ferrat takes first place, with top waterfront asking prices reaching €113,000 per m². Marbella follows in second position at up to €62,000 per m², narrowly ahead of Saint-Tropez at €61,000 per m².
France has the ranking’s highest price point and three destinations in the top 10. Spain matches its number of entries, while its three locations span markedly different settings: the established, all-year rhythm of the Costa del Sol and two very different Balearic island markets.
Italy has two entries, while Portugal and Greece appear once each. Spain’s position is therefore not simply about one exceptional address. It reflects a coastal luxury market with unusual range, shaped by city access, island seclusion and the enduring pull of a home close to the Mediterranean.
Spain’s three waterfront addresses in the European top 10
Marbella: Europe’s second-highest waterfront price
At number two in Europe, Marbella reaches top asking prices of up to €62,000 per m² for direct waterfront homes.
Marbella premium’s appeal lies in how smoothly a seaside home can slot into everyday life. Málaga Airport is within easy reach, while international schools, private healthcare, golf, marinas and fine dining give owners the comforts and convenience needed for long stays.
The most prized homes sit close to the water in residential pockets that have been established for decades. A true first-line address can be remarkably scarce, particularly when it comes with generous outdoor space, privacy and an outlook free from new construction.
The practicalities deserve the same care as the view. Coastal law can affect land close to the shoreline, and public access rights may apply in certain areas.
Mallorca: island life with lasting appeal
Mallorca comes sixth, with top waterfront prices reaching €46,000 per m².
The draw here is quietly persuasive. There are sheltered coves, handsome harbours and coastal homes with the sort of sea views that make it tempting to linger over a long lunch.
Yet Mallorca is not simply a summer island. Palma provides excellent restaurants, services and flight links, which make owning a home here feel far more manageable across the year.
Areas such as Port d’Andratx remain a familiar name in luxury property circles, though the island’s highest-value homes are scattered around its coastline rather than concentrated in one enclave.
Ibiza: a more private side of island living
At number seven, Ibiza reaches top waterfront asking prices of €28,000 per m².
Beyond its summer image, Ibiza has a much calmer, more discreet side. The island’s most sought-after homes are often in low-density coastal settings, away from the bright lights and late-night crowds. For many buyers, the attraction is the chance to wake to the sound of the sea, spend the day at a nearby cove and retreat to genuine privacy by evening.
Supply is closely constrained. Sensitive coastal areas are subject to planning restrictions, so homes with a true first-line position rarely appear on the market. Any purchase needs thorough checks of building permissions, swimming pools, guest annexes and tourist rental licences.
Why Spain’s waterfront market carries weight
Spain’s three ranked destinations share a shortage of direct waterfront stock, but the country’s appeal reaches well beyond scarcity.
Easy international connections, a mature luxury-service economy and a climate that makes outdoor living possible for much of the year all help.
There is another, often overlooked, part of the story. Coastal protections and planning laws can make purchases more involved, but they also help to safeguard the coves, views and low-density settings that buyers value. In a market where the most desirable qualities cannot be recreated, that matters.
