The cheapest place to buy a house in Spain is currently in the province of Toledo. Specifically, the village of Alcaudete de la Jara has the cheapest properties when it comes to price per square metre, as homeowners in the municipality ask for an average of 329 euros/m2, according to a study by idealista. Let's have a closer look at the cheapest towns to buy a house in Spain this summer 2022.

The podium of the 5 cheapest municipalities to buy property in Spain is completed by another 4 towns and villages in Castile-La Mancha: Lucillos in Toledo (363 euros/m2), Almadén in Ciudad Real (372 euros/m2), Pulgar (374 euros/m2), also in Toledo, and Campo de Criptana, also in Ciudad Real (398 euros/m2).

With prices below 450 euros per square metre we can also find Horcajo de Santiago in Cuenca (405 euros/m2), Cabezamesada in Toledo (405 euros/m2), Malagón in Ciudad Real (406 euros/m2), Calzada de Calatrava in Ciudad Real (420 euros/m2) and Villacañas in Toledo (425 euros/m2).

The first municipality featured in the ranking which is located outside Castile-La Mancha is Bullas (426 euros/m2), in the region of Murcia. This town is followed by Puerto Serrano in Cádiz (436 euros/m2) and the municipality of Bembibre (437 euros/m2). Among them, two villages once again in Toledo, Cebolla (432 euros/m2) and Miguel Esteban (446 euros/m2), also slip in.

The ranking continues with the municipality of Portillo de Toledo (459 euros/m2) and Peñarroya-Pueblonuevo (460 euros/m2). Next come Villanueva de Castellón in Valencia and Ajofrín in Toledo (both with 461 euros/m2), Moriles in Córdoba (467 euros/m2), Pedro Muñoz in Ciudad Real (472 euros/m2) and Corral de Almaguer in Toledo (472 euros/m2). The last 3 places are occupied by Socuéllamos, in Ciudad Real (475 euros/m2), La Pobla Llarga, in Valencia (478 euros/m2) and Gerindote, in Toledo (479 euros/m2).

The cheapest towns in each autonomous region in Spain

The study carried out by idealista is completed with the most affordable towns in each of Spain's 17 autonomous communities. In addition to the Autonomous Communities with municipalities in the top 25 positions, only one more autonomous region has a market below 500 euros/m2: this is Extremadura, where the cheapest municipality is Arroyo de la Luz in Cáceres with average prices of 487 euros/m2.

Next is the cheapest town in Galicia, O Covelo, in Pontevedra, where owners are asking an average of 512 euros/m2; followed by the Lleida municipality of Bellpuig (533 euros/m2) in Catalonia. Asturias is represented by San Martín del Rey Aurelio (534 euros/m2), while in Aragon we can find Ricla, in the province of Zaragoza (594euros/m2). Meanwhile, in Cantabria, the most affordable municipality is Selaya (638 euros/m2); and in La Rioja, Alfaro (695 euros/m2).

On the other hand, the most expensive region is the Balearic Islands, where the cheapest municipality is Petra, on the island of Mallorca, with an average price of 1,074 euros/m2. Behind it, Oión, in Biscay, is the cheapest in the Basque Country, at 949 euros per square metre. It is followed by Tanque, in Santa Cruz de Tenerife (904 euros/m2), Cadalso de los Vidrios, in Madrid (819 euros/m2) and Castejón in Navarre (777 euros/m2).
