Prefabricated houses are becoming more and more popular in the Spanish construction industry. In recent years there has been a boom in the number of companies dedicated to modular housing in Spain and even large developers have embarked on industrialisation. idealista/news had the opportunity to interview Antonio Alés, sales director in Spain for Modiko, a Portuguese company that has made a strong entry into the Spanish market and is quickly becoming one of the best prefab house companies in Spain. How many years have you been in the sector?

Modiko started its activity in 2010 in Portugal and finally arrived in Spain in 2019. Since then, we have developed for our clients, through an industrialised, patented and totally innovative construction system, solutions in terms of architecture, which is fully customisable and tailored to their needs. We have 11 years of experience, we have built more than 250 prefabricated houses and we enjoy an annual growth of 20%.

What is the price of your prefabricated houses?

It should be noted that we develop tailor-made solutions for each of our clients and that the architecture itself, the type of materials and the finishes have a direct impact on the final cost of each house. This situation gives rise to products with the same surface area, but with different architectural configurations and finishes, which makes it difficult to determine how much a prefabricated house costs in Spain.

Although it is rather ungrateful to present a price per m2 in advance, as a guideline value, for the Spanish market, considering a range of standard finishes, in average terms, the estimated construction value would be in a ratio ranging from 1,200 euros/m2 to 1,400 euros/m2. To this price should be added the foundations, among other costs.

Has the number of people interested in your houses increased since the beginning of the coronavirus pandemic?

The coronavirus pandemic ended up having a catalytic effect on our sales, as it changed, to a certain extent, the paradigm of the ideal type of home and people started to look for different solutions to those they had until then.

In objective terms, there was a very strong increase in demand for our homes, which translated into an increase in our sales volume of 20% and 51% in the years 2020 and 2021, respectively. Over the past two years, the prefabricated house sector in Spain has gained considerable momentum.

What type of housing is in demand?

The average typical prefab home is 140 m2 and has 3 bedrooms. In terms of materials and finishes, there is a great diversity, as each client is looking for a personalised solution adjusted to their personal tastes and economic availability.

How long does it take to build a prefab house in Spain?

On average, the construction of a house with the Modiko construction system takes between six and seven months.

Are there areas where you are most in demand?

In the Spanish market, the regions where there is most demand are Madrid and Barcelona.

Do you receive requests from people who want to buy to go to the countryside?

Yes, we do. With the generalisation of teleworking and the growing appreciation of green spaces, people have started to prefer solutions that allow them to escape from the city centre, thus looking for peripheral areas or even areas in the countryside where they can have a better quality of life, different to what they had until then.

What is the prefab house customer profile like?

The spectrum of clients is quite complete in terms of age. The typical customer profile of our houses is that of a person with an avant-garde mentality and spirit and with a high concern for the energy sustainability of their home, both from the point of view of reducing waste in the execution of the construction, as well as from the reduction of energy needs for the current use of the same
