Torremolinos City Council has launched the sale of five municipal plots, covering nearly 11,500 m², for the construction of over 200 publicly subsidised homes (VPO). According to Málaga’s Councillor for Urban Regeneration, Marina Vázquez, only 100 VPO units have been built in the past 30 years, making this initiative an “important step” towards improving access to affordable housing for many families in this Málaga town. The total value of the plots is close to €9 million.

The first plot (R.4.1.1.a) will be the only one designated entirely for the special regime; the 52 homes included will be protected for 15 years and available to families with incomes up to three times the IPREM (Spanish Public Income Index). This plot is priced at €1.25 million.

The second plot (R.4.1.1.b) will be fully under the limited price regime, offering seven years of protection and will be accessible to families with incomes up to 5.5 times the IPREM. It will contain approximately 51 properties and is valued at €2.4 million.

The third plot (R.4.1.2) will also be entirely price-limited, with a cost of €3.8 million. It is planned to accommodate 98 homes.

The fourth (MC Zone B) and fifth (MC Zone C) plots will likewise be 100% price-limited, valued at €376,000 and €960,000 respectively. Plans include building 12 flats on the former and 33 on the latter.

It should be noted that applicants for these homes must meet the criteria set out in the Andalusian Regional Government’s VIVE Plan, depending on the applicable scheme (special or limited-price). Additionally, interested parties must be registered on Torremolinos Town Council’s Municipal Registry of Applicants for Subsidised Housing.

“Once the land has been awarded, the construction period for the homes is 22 months, so we’re looking at a very reasonable timeframe for building,” said Torremolinos Mayor Margarita del Cid. Interested companies have until 21 July to submit their bids.

The councillor added that they “have taken advantage of the benefits provided by the Andalusian Regional Government through the VIVE Plan and the urgent measures decree.” She explained that the nearly €9 million expected to be raised will be reinvested to support housing policies aimed at addressing the local market imbalance. According to the councillor, Torremolinos needs 8,600 new homes to meet current demand.
