Where is it cheapest to buy a house in Seville?

The most affordable neighbourhood in the Andalusian capital is Torreblanca, where a square metre costs just €686. This area, located in the east of the city, has a wide range of single-family homes and second-hand flats, making it one of the areas with the greatest potential for value appreciation in the medium term.

Using the average price of the neighbourhood as a reference, buying a 100-square-metre house in Torreblanca would cost around €68,600 and a 200-square-metre house around €137,200.

Next is Los Pajaritos, with an average price of €944/. Very close in price is La Plata, at €959/m2, a quiet area with good connections to the city centre via Metro Line 1.

In fourth place, and already above €1,000 per square metre, is Palmete–Padre Pío–Hacienda San Antonio, where the average price is €1,012/, while Su Eminencia–La Oliva reaches €1,221/.

San Jerónimo is the next most affordable neighbourhood in Seville, with an average price of €1,397/m². It is followed by Parque Alcosa (€1,594/m²) and Villegas - Los Príncipes (€1,815/m²). The last area below €2,000/m² is Cerro del Águila (€1,930/m²).

The most luxurious homes in Seville

On the other end of the spectrum, the most exclusive homes in Seville are concentrated in the city centre, the most expensive of all districts, with an average price of €4,052/m2 (a record high).

The most expensive neighborhoods in Seville in terms of housing are Santa Cruz - Alfalfa (€4,468/), Renal - Museo (€4,382/), Plaza de la Gavidia-San Lorenzo (€4,088/), San Vicente (€3,943/) and Plaza de Cuba - República Argentina (€3,835/), all of them are in the city centre except the last one, which is in Los Remedios (€3,645/).

The most affordable areas to rent in Seville

The rental market in Seville remains relatively stable compared to other major cities, although there are significant differences between districts. According to data from October 2025, the average rental price in the city is €12.9/m², following a 9.7% annual increase.

The most affordable neighbourhood for renting a home is Bellavista – Jardines de Hércules, where the average price is €9.9/m². It is followed by Cerro Amate, with an average rent of €11.2/m². Tailing are Macarena (€11.6/m²) and Sevilla Este (€11.7/m²), two well-established neighbourhoods that maintain high demand due to their connections with the city centre and their diverse residential offerings.

In the mid-price range are Santa Justa – Miraflores – Cruz Roja (€11.8/m²) and San Pablo (€12.1/m²), while the more modern southern areas, such as La Palmera – Los Bermejales, reach €12.4/m².

The average price in the capital (€12.9/m²) is lower than in the main central districts, where rent is higher: Nervión (€13.5/m²), Prado de San Sebastián – Felipe II – Bueno Monreal (€13.6/m²), Los Remedios (€13.9/m²), Triana (€14.1/m²) and, leading the way, the Centro, with an average price of €14.2/m², the most expensive in Seville.
