The Catalan property market closed the third quarter with a striking trend: Girona is becoming a major magnet for international buyers. According to data from the Catalan real estate agents’ associations (API), 26% of sales in the province were to foreigners, well above Tarragona (16%), Barcelona (14.2%) and Lleida (9.6%), making Girona the most internationally prominent province in Catalonia.
This contrasts with a slight decline in foreign buyers across Catalonia overall, which fell to 15.1% in the quarter, highlighting Girona’s growing appeal. While Barcelona recorded the highest number of transactions by non-residents – over 10,300 in the past year – Girona leads in terms of market share.
The quarter also saw widespread growth in Catalan real estate activity. Between July and September, 27,733 sales were recorded, up 3.6% on the previous quarter and 8% year-on-year. Barcelona dominated with 18,104 transactions (over 65% of the total), followed by Tarragona (4,329), Girona (3,631) and Lleida (1,669).
Prices rebounded as well. The average property value in Catalonia reached €2,670/m², a 6.2% increase year-on-year, the highest since 2009. Barcelona remains the priciest at €3,050/m², with Girona solidifying second place at €2,374/m², up 5.8% year-on-year. Tarragona (€1,721/m²) and Lleida (€1,410/m²) complete the ranking.
The rental market remains tight. In Catalonia, the average rent rose 3.9% to €855/month, driven by Barcelona, where it now stands at €946. Girona (€669), Tarragona (€596) and Lleida (€502) remain well below this level.
With all indicators on the rise, the quarterly data highlight a clear trend: foreign buyers continue to play a key role in the Catalan market, with Girona maintaining its leading position. Its attractive surroundings, competitive prices compared with Barcelona, and strong international appeal keep it a top choice for second homes or lifestyle changes.
