This is especially the case if you're not from Spain or are taking out a mortgage in Spain for the first time. One of the main challenges for expats taking out a mortgage in Spain is the amount of documentation that has to be provided and analysed by banks. Let's have a closer look at the documents required for a mortgage application in Spain for those who are officially registered as residents in Spain. Note that if you are not a resident in Spain, additional documents may be required.

Although there is no standard documentation for all banks when it comes to applying for a mortgage in Spain, there is a general pattern. According to idealista/hipotecas, these are the documents that the future mortgage holder must provide to the bank so that it can analyse the application. The documents needed will also vary depending on whether you are self-employed or not. 

Common documentation needed for mortgage applications in Spain

  • Valid ID card of each applicant. If you have a green NIE card, you will also need to provide your passport
  • Application form from the corresponding bank signed by all applicants
  • Employment record of each applicant (this must be dated within the previous 30 days)
  • Your latest income tax return
  • Account movements of the last 3-6 months
  • Deed of sale
  • Last 3 paid receipts for all loans and credit cards
  • Paid receipt of the current year's tax (IBI urbana) if you already own a property. 

Employees

  • 3 most recent payslips of each of the applicants
  • Employment contract of applicant

Self-employed workers

  • Quarterly income tax returns (last 4)
  • Quarterly VAT returns (last 4)

Other documents, depending on the particular case

  • Deed of marriage settlement
  • Separation decree and regulatory agreement
