
How long does it take to sell a house in Spain in 2023? According to a recent study published by idealista, 20% of the properties sold through idealista in December 2022 had not only been on the market for a week. 15% of properties listed took between a week and a month to sell; 21% between one and three months; 29% had been on the market for between three months and a year, and 14% had been on the market for more than a year. We have all the details about what are known as "Express Sales" in Spain.
In Spanish cities, so-called "Express Sales" tend to be more frequent, especially in larger markets. The highest percentage of properties in Spain that were on the market for less than a week were in the city of Granada where 34% of sellers found buyers in less than seven days. Next was Pontevedra (31%), Salamanca (30%), Tarragona (29%), Santa Cruz de Tenerife (28%), Lleida (27%), Albacete (27%) and Barcelona (28%). Next up are the cities of Almeria (25%), Madrid (25%), Girona (24%), San Sebastian (24%), Guadalajara and Malaga (23% in both cases).
At the other extreme and the parts of Spain where it takes longer to sell property, is the city of Teruel where only 3% of sales were “express”, followed by Ceuta at 4%. The only Spanish cities with less than 10% are Zamora and Lugo (6% in each case) and Ciudad Real (9%).
The provinces where properties sell fastest in Spain are Granada, Salamanca and Almeria
As is the case when it comes to Spanish cities, Granada is also the province that has the highest percentage of “express sales”, selling up to 30% of properties listed on idealista in the area in December 2022. The next provinces on the list are Salamanca (29%), Almeria (29%), Albacete (27%), Lleida (26%), Jaen (24%) and Madrid (24%). Below these are Barcelona and Toledo (23% in each case), Murcia (21%), Seville (21%), Las Palmas, Tarragona, Navarra, Malaga, Castellon, Cadiz, Cuenca and Alava (8% in these 8 provinces).
