
The most exclusive municipality in Spain in 2020 is in fact an island. The island of Formentera in the Balearic Islands has the most exclusive prices per square metre, as the owners of homes in the area ask for an average of 7,643 euros/m2, according to a study carried out by idealista, the leading real estate marketplace in Spain.
The podium of the five most expensive municipalities is completed with three other towns in the Balearic Islands and one in Gipuzkoa: Deià (5,909 euros/m2), Sant Joan de Labritja (5,165 euros/m2), the town of Ibiza (4,910 euros/m2) and the capital of Gipuzkoa, San Sebastian (4,818 euros/m2). Sixth place goes to Baqueira in Lleida, with average prices of 4,793 euros/m2.
Other municipalities below the 5,000 euros per square metre mark are Sant Josep de Sa Talaia (4,792 euros/m2), Andratx (4,649 euros/m2) and Santa Eulalia del Rio (4,641 euros/m2) in the Balearic Islands. Next are Zarautz in Gipuzkoa (4,493 euros/m2), Calviá in the Balearic Islands (4,268 euros/m2) and Barcelona (4,084 euros/m2). Below 4,000 euros per square metre is Naut Aran in Lleida (3,840 euros/m2), Sant Antoni de Portmany in the Balearic Islands (3,825 euros/m2), Madrid (3,687 euros/m2), Sitges in Barcelona (3,664 euros/m2) and Canyamel in the Balearic Islands (3,629 euros/m2).
The ranking continues with the municipality of Sant Cugat del Vallès in Barcelona (3,590 euros/m2) and the Balearic municipality of Valldemossa in Majorca (3,563 euros/m2). The ranking then features three more municipalities in Barcelona: Sant Just Desvern (3,516 euros/m2), Esplugues de Llobregat (3,478 euros/m2) and Castelldefels (3,434 euros/m2). The list of the 25 most expensive places to buy property in Spain is completed Soller in Majorca (3,407 euros/m2), Getxo in Biscay, with 3,388 euros/m2 and Hondarribia, in Gipuzkoa, at 3,377 euros/m2.
The most expensive municipalities in each Autonomous Region
The study carried out by idealista is completed with the most exclusive locations and most expensive places to buy property in each of the 17 Spanish autonomous communities. In addition to the communities with municipalities in the first 25 positions, 2 more regions have markets in which they exceed an average price of 3,000 euros per square metre in their most exclusive sectors: Benahavis in Andalusia (3,102 euros/m2) and San Bartolomé de Tirajana in the Canary Islands (3,097 euros/m2). Also coming in above the 2,000 euro mark are Formigal in Aragon (2,948 euros/m2), Moraira in Valencia (2,768 euros/m2), Pamplona in Navarre (2,228 euros/m2) and A Coruña in Galicia (2,173 euros/m2).
The cheapest place to buy property is Extremadura, where its most expensive municipality (the city of Badajoz) has an average price of 1,148 euros/m2 followed by Toledo in Castilla-La Mancha (1,357 euros/m2), Logroño in La Rioja (1,559 euros/m2), La Manga del Mar Menor in Murcia (1,569 euros/m2), Gijón in Asturias (1,637 euros/m2), Salamanca in Castile and Leon (1,639 euros/m2) and Comillas in Cantabria (1,997 euros/m2).
