Foreign buyers purchased almost 100,000 homes in Spain in 2025, the highest annual figure ever recorded in absolute terms.

Panoramic views, vast square footage and a price tag to match – the most expensive penthouse currently for sale in Barcelona is listed at €7 million in one of the city's most exclusive neighbourhoods: Pedralbes, where average property prices reach €8,761 per square metre. The luxury property market in Spain has evolved with the rise of technology. Buyers once prioritised space, location and privacy – now they expect fully personalised homes. High-net-worth individuals are increasingly seeking “tech villas” that integrate advanced systems seamlessly, combining design, comfort and innovation to create tailored living experiences.

Higuerón Developments will bring the Waldorf Astoria brand, part of Hilton, to Spain with a €220 million investment. The project will transform Marbella Golf into Higuerón Marbella Golf Resort, set to open in 2029. It will include 120 rooms and suites, 120 branded residences, a 750 m² spa, indoor and outdoor pools, a gym, wellness areas and several dining options – further strengthening Marbella’s position as a leading destination for high-end tourism.

The massive influx of international capital – from American billionaires seeking refuge from regulatory uncertainty after the political shift in the US, to Middle Eastern investors drawn by new air and corporate links – has transformed Spain into Europe’s preferred haven for luxury residential property.

The first homes in Pinares Hills, a luxury development by Cogitari Homes and Homerun Brokers, are now listed on idealista. Located in the exclusive Pinares de San Antón, just 20 minutes from Málaga city centre, the project offers 13 villas ranging from 400 to 900 m². Prices start at €2.7 million and reach nearly €5 million for the most exclusive units.

This summer, Ibiza welcomes BLESS Ibiza The Site, the brand’s second property on the island. Developed by Palladium Hotel Group, it opens in June with 461 rooms, a luxury wellness centre, and a high-end culinary hub, setting a new benchmark in the island’s premium hotel market.

A report by Diza Consultores suggests the true barrier is no longer price alone, but who can afford to access – and remain within – the capital’s most exclusive addresses.

High-end agency, The Agency Marbella, forecasts further price growth in this prime area of Málaga, driven by strong international demand and a structural shortage of well-located homes. Marbella remains the most dynamic market and will continue to attract high-net-worth buyers thanks to its climate, lifestyle and security. In the town, properties could rise by between 7% and 8% this year.
