All homes in Spain must have home insurance. Home insurance is important to consider if you are buying a property in Spain. In spite of this, studies show that one out of every four homes in Spain is not insured, something that comes with consequent risk.

Home insurance in Spain is mandatory and it is common to have doubts about what type of policy to take out and which company to choose, or whether the product already taken out correctly protects your home, especially if you are not from Spain and insurance policies may be different compared to where you are from. Not all offer the same coverage or have the same price, so it is important to compare the market before hiring one or another product.

How should you choose the most suitable insurance option for your home and needs? Generally speaking, you should take into account the characteristics of the property and whether it is your main residence or a holiday home, insure both the building and its contents, analyse the cost of the premium and try to include legal defense, which can be very useful in situations such as squatting.

"Now, more than ever, it is important to take our needs into account, as well as the new trends and coverage offered by insurance policies: from theft to acts of vandalism in rental housing, including squatting, a problem that, according to the Cerdá Institute, affects 87,500 homes across Spain," explained Liberty Seguros, adding that "taking out good home insurance is a fundamental decision when it comes to properly protecting your home in Spain and having the peace of mind of knowing that the house is protected against any circumstance, both in summer and the rest of the year".

To help you with the decision of finding house insurance in Spain, let's have a look at 10 pieces of advice from Liberty Seguros for finding the best home insurance policy in Spain for your needs:

1. Take the characteristics of the property into account

Every home has its own needs and, depending on those needs, you will have to choose one insurance policy or another. Experts at company state that, "for example, if your house has a garden, it is advisable to look for insurance that covers the damages that may occur in your absence. Sometimes the weather, such as summer storms, or a bad drainage can cause significant problems in this recreational space of the house".

2. What do you use the house for?

Whether you use the property as your main residence, as a second home or if you rent it out, different insurance cover will be nevessary in Spain. In the latter case, for example, it is important to make sure that the insurance protects not only against non-payment of rent, but also against damage or vandalism caused by the tenant.

3. Opt for content and building cover

When taking out insurance, both the building itself and the furniture and other valuable objects (contents) are important. A good insurance should cover both.

4. Protect the most valuable goods

Although insurance usually covers theft of money, jewellery and other valuables, coverage will be greater if these goods are properly protected within the property. "Therefore, having a safe in your home can significantly increase the amount covered by insurance, and will give you additional peace of mind," says Liberty Seguros.

5. Consider the different types of coverage

Before choosing an insurance policy for your property in Spain, it is advisable to take into account the different types of insurance policies on the market: there are basic ones, which include, for example, fire, water leaks or electrical damages; and on the other hand there are complementary policies which include things such as medical care, home assistance or cover against robbery in public streets.

6. Opt for an adjustable premium

The insurance company explains that it does not make sense to contract a closed or fixed product, so it recommends choosing an adjustable preumium that can be designed to suit your needs. This usually starts with basic coverage and is then adapted according to the needs of the contracting party and those living in the property. This type of policy can also be easily modified over time.

7. The more flexible the policy, the better

Nowdays, it is essential that the policy can be varied throughout the course of the contract without having to wait for renewal. In this way, it is possible to modify the coverage according to the needs of the policy holder at any time.

8. Keep in mind the importance of legal defense

Another recommendation when choosing house insurance in Spain is to check that it includes legal support in the case that you may need it. Legal defense in a home insurance policy "can be useful in certain situations, such as the case of illegal occupation of your home, something that often occurs in holiday homes and tends to happen even more in the summer months," says the insurer.

9. Remember that insurance goes beyond the home

The insurance experts at Liberty stress that "the term 'homeowner's insurance' may make you think that this policy only protects your home. However, policies have been adapting to changes in society and offer alternative coverage. For example, if you have personal mobility vehicles (such as an electric scooter), there are home insurance policies that cover the civil responsibility derived in the case of an accident involving one of these vehicles".

10. Analyse the cost of the premium

In this case, the advice is based on making sure that the premium is adapted to the risk profile of the contractor, to avoid paying more than is due. This cost is calculated taking into account certain aspects, such as the year of construction, the postcode or the use made of the property.
