Rent for a week in August on the beachfront is moderating the price increase for this summer and stands at an average of 1,055 euros per week, according to data from Tecnitasa, a valuation, consultancy and sustainability group. In 2023, renting "with good sea views" will cost 3.75% more than last year. Thus, the average increase in Spain this year has been 40 euros for each week of renting, rising from 1,016 euros per year to the aforementioned 1,055 euros.
However, although this price increase has moderated in 2023, according to Tecnitasa, it is worth remembering that since the summer of the pandemic, the increase in the cost of rent has been more than 27%, reaching an additional 230 euros per week.
The technical director of Tecnitasa explained that the summer rental market in Spain is much more volatile than the conventional property market, as the volume and prices vary as the holiday period approaches.
Spain holiday rental prices by region
As the Tecnitasa analysis points out, the autonomous communities where prices of holiday apartments are growing the most are the Balearic Islands and the Canary Islands, which are double the national average. The cases of Galicia and the Basque Country also stand out.
On the other hand, the most moderate rises are in Murcia, Cantabria and Catalonia, whose year-on-year increases are less than 3%.
Tecnitasa considers the Catalan case to be "surprising", as last year its three provinces saw double-digit rises in holiday rental prices, while this year the increases recorded are "very small or flat".
The president of Tecnitasa, José María Basañez, has pointed out that for this summer season we are detecting a greater anticipation in the contracting of beachfront property rentals". He added that many holidaymakers have booked more than six months in advance to avoid "last minute surprises".
The most expensive and cheapest holiday apartments in Spain
According to Tecnitasa's data, the most expensive Spanish locations for this summer include Puerto Banús (Marbella), La Marina de Sotogrande, Puerto de Santa María (both in Cádiz), Illa a Toxa (Pontevedra), as well as some areas in the communities of Cantabria (Liencres) and the Balearic Islands (Santanyi).
The cheapest areas for holiday rentals in Spain include Vicedo and Burela in Lugo; Tapia de Casariego and Navia, in Asturias; Laredo or Comillas, in Cantabria and Gorliz, in the Basque Country.
On the Mediterranean coast there are also some of the cheapest destinations in Spain according to Tecnitasa, such as towns in Castellón (Moncófar and Vinaroz), Valencia (El Saler), Alicante (Calpe) and Murcia (Águilas en Colonia and Calabardina).
